With more than 230 shops and restaurants, this is one of the biggest and fanciest outlet malls in the Tokyo area. The "park" portion of the name comes from Tsuruma Park, a newly developed facility right next to the mall. The park is laid out with multiple sports fields as well as nature walks and picnic areas, so you can combine some outdoor activities with your shopping (or window-shopping) spree.

At the center of the mall complex is "Gathering Market" - a sprawling, food-focused marketplace with depachika-style kiosks, casual food-court restaurants and an impressive fish market. Other sections include a huge children's indoor playground area, a movie theater zone, and a "Green Living" zone with a well-stocked garden shop. Mont-Bell Village is equipped with a three-story boulder for outdoor rock-climbing and an artificial pond where you can do a bit of kayaking.

The Snoopy Museum (open December 2019) and the adjacent Snoopy-themed cafe are among several character-based attractions here. There's also Shaun Village - a cafe, shop and museum for fans of Shaun the Sheep; "Fun Village," a play area featuring NHK characters; and a big Sanrio shop for devotees of Hello Kitty and her friends.

Most of the mall is very dog-friendly, with pet toilets, foot-washing stations and drinking fountains, although there are some restrictions on which elevators pets can use. There's even an animal hospital as well as a pet hotel, a dog-grooming facility, a few different pet boutiques, a cat cafe, and a rabbit-only pet shop.
